With the gradual development of the monitoring of urban land prices in China,the dynamic monitoring system of urban land prices has matured.In the new period of rapid Social economy development,in order to further timely and accurately reflect the market conditions of the land market,provide scientific basis for government departments to formulate land-related policies,The dynamic monitoring of urban land prices should be continuously improved and innovative technological methods and application methods in order to follow up the current economic development situation,and Give full play to land prices as an important means of regulating land use.After more than ten years of development in the dynamic monitoring of urban land prices in Hohhot,research methods and techniques have been basically improved.This article in-depth study of Hohhot land price dynamic monitoring purposes and technical methods,work steps and results,and summarizes the current situation of land price dynamic monitoring in Hohhot,quantitatively analyzed the dynamic changes in land prices for various purposes in 2000-2017 and made short-term forecasts for the development trends in the next three years,In 2017,the monitoring range of commercial and residential land determined by Hohhot was 205.12Km~2,the industrial land monitoring range was78.67Km~2,and a total of 184 standard parcels for various purposes were established,In the past 17 years,the level of land prices for various purposes has been increasing year by year.There has been a significant difference in land prices among different uses,and land prices have changed by a large margin.The level of land prices for all uses will continue to increase in the next three years.By analyzing the dynamic monitoring of land prices in Hohhot and the development trend of urban land prices,fixed monitoring points for the limitations of the collection of land price data;the increase in the price of residential land in school district housing;the contradiction between commercial and residential mixed use and single use;lack of application of dynamic monitoring results of urban land prices,in response to the problems encountered in the dynamic monitoring and operation of urban land prices in Hohhot,countermeasures and suggestions on land price assessment methods and performance of land price dynamic monitoring under the new situation are proposed,bring new vitality to the Inner Mongolia Autonomous Region dynamic monitoring of land prices.In the“great cloud panning”era,the combination of land price dynamic monitoring data acquisition methods and the Internet,the use of advanced information construction,mobile land price monitoring data collection,improve the scientific nature of data collection;for areas with high land prices affected by special factors,administrative measures,economic measures,legal measures and technical measures can be adopted to reasonably control land prices and ensure the normal operation of the land market;the urban land use classification system should be further improved to better reflect the difference in land revenue level for different land use prices under the same land price use type,to meet the objective need to gradually increase the use of land compensation,highlight the feature of land price monitoring points and easy identification;strengthen the application of land price dynamic monitoring results and applying the results better to the Social and economic development can help improve the urban land price dynamic monitoring system.
