Research On The Choice Of Leading Industry In Industrial Real Estate

At present,China's economy has developed rapidly.At the same time,the real estate industry has undergone earth-shaking changes.Industrial real estate has become a new focus of real estate developers.First of all,the development of emerging industries requires new industrial supporting facilities.The transformation and upgrading of traditional industries also require new construction services.Second,the upgrading of industries in the Old City requires new layouts,and traditional industrial parks also need new integration.Therefore,industrial real estate currently has a huge market demand.Industrial real estate consists of two parts: real estate and industry.Real estate is the carrier of project development,and the industry is the soul of industrial real estate,which determines the profitability of the project.Therefore,the choice of industrial real estate leading industry has become the key to the development of industrial real estate.In view of this,this study focuses on the core industry of industrial real estate,which mainly focuses on the selection of leading industries for industrial real estate.This dissertation focuses on the selection of leading industries from the perspective of real estate developers.Firstly,through the methods of literature research,we have combed the benchmarks,theories and methods of selecting the leading industries.After clarifying the purpose,nature,and choice of targets for the selection of leading industries by developers,a model framework for the selection of leading industries for industrial real estate is constructed.The model evaluates each industry from two aspects: industrial environment and industrial efficiency.Industrial environmental assessment combined with SWOT analysis uses qualitative indicators and quantifies them.Industrial efficiency evaluation uses super-efficiency DEA using quantitative indicators for analysis.Finally,the results of the two evaluations are combined to select the industrial real estate leading industry.Select the actual case and verify the selected model of the leading industry selection.According to the results of the model analysis,the leading industries and potential industries that are suitable for the development of the park are selected and related development proposals are made for the park.
