Study On The Quality Control For The YN Real Estate Project

At present,China's urbanization process is speeding up,but while the real estate market is developing rapidly,there are frequent quality problems.It not only makes the property owners and society pay more attention to the quality of real estate projects,but also affects the rapid and healthy development of China's economy.Basedon the theory of project quality management and the concrete project practice,this paper analyzes the current situation of project quality management of real estate enterprises,points out the existing problems in the implementation stage of real estate quality,explores the causes of the problems,and proposes targeted improvement plans.This paper adopts factor analysis method to further analyze the validity and reliability of the questionnaire data of YN real estate project by investigating the current situation and questionnaire survey of YN real estate project,and obtains 4 common factors of YN real estate project project quality control,so as to make the quality problem analysis and subsequent improvement strategy more systematic.Investigation found that YN project has quality problems such as mechanical and electrical equipment mismatch,ground cracking,surface peeling,wall cracking,wall water seepage and leakage.The lack of effective quality management and control in the construction process is the main reason.Therefore,the quality management method based on PDCA is introduced in the construction stage to optimize the improvement technology and scheme of each link.Strengthen the management of YN project engineering design contract,optimize the formulation of design specification,minimize drawing problems,and ensure the design quality;Implement YN project quality responsibility system,and describe and define the quality control responsibility scope of YN project responsibility subject in detail;Carry out supervision and management of YN project supervision unit,introduce assessment mechanism,supervise and urge supervision unit and personnel to improve business level and supervision ability;Fully mobilize YN project management personnel's quality control awareness;In practice,YN project implements the quality control assessment system,and carries out performance rewards and punishments and other Suggestions according to the supervision and assessment results.On the basis of theory and practice,this paper puts forward the above feasible methods suitable for the project quality management of real estate projects,which provides reference and reference for the future project management and project quality management,and has certain guiding significance for the actual quality management of real estate enterprises.
