With the development of China’s economy and the accelerated process of urbanization, the scale of real estate development projects is becoming larger and larger,the technical requirements are also increasingly demanding and the capital demand of construction is even greater. This causes the engineering construction in the aspects of technology, organization and fund are full of the risk. At present, one of the main problems in the field of China’s real estate risk management problem is the incompleteness of risk management, that is, not from the perspective of the whole life cycle to manage the risk, but simply from a certain stage, which affects the risk management of unity. Therefore, the conduct risk management research to life cycle of real estate development projects is particularly urgent.On the basis of this, this paper based on the related risk management theory and the real estate project life cycle theory constructed risk management theory that based on project life cycle, and this theory will be applied to the specific real estate project,which for the project risk management provides a theoretical basis.First of all risk management theory expounded, from risk identification, risk analysis, risk assessment, risk response and monitoring four processes, and the construction project life cycle is divided into four stages, namely the decision-making phase of the project, survey and design stage and construction stage and ending with the completion of the operational phase, the use of risk management theory of construction project life cycle system of risk management.Then using expert survey method in risk identification method to identify risk factors in the four stages of real estate project, so as to construct the risk evaluation index system, and construct the fuzzy comprehensive evaluation model based on AHP.In order to comprehensively consider the experience of experts, the analytic hierarchy process is used to determine the index weight, so that the combination of qualitative and quantitative analysis can improve the scientific nature of the evaluation results.Finally, as the case of real estate project of Hengda King, the fuzzy comprehensive evaluation model is used to analyze and evaluate the whole life cycle risk of the project,and according to the evaluation results, it puts forward the measures of risk monitoring,which provides valuable reference for the risk management of real estate projects.
