Tourism Real Estate Project Life Cycle Risk Management Research

National Bureau of Statistic showed that tourism contributed 3.32 trillions yuan to GDP of China, and had been strategic pillar industry. With tourism developing rapidly, it triggered diversion of many home buyers in requirements. Many real estate investors advanced to the industry of tourism in view of the needs. However, tour real estate had a a longer period time of duration of investment and fund returns than traditional the project of real estate, other than profit model of traditional project of real estate. China were relatively lack of theory of risks, leading to lacking of sufficient theories and methods to support. Once management of risks were not effectively carrying out, it would fail, causing huge economical losses for developers. Consequently, how to carry out the project of tourism had become an essential research topic.This article combines status of tourism real estate in China,based on the elaboration of theory of risks, studying life cycle of management of risks in each phase,which respectively developed into risk recognition, assessment, and dealing in phase of investment decision making, land acquisition, construction, rental sales and property operation.selecting the method applied to risk recognition as well as explaining process of risk management, proposing index system of risk factors during life cycle duration of tourism real estate; comparing with method of risk evaluation, which select and construct the method suited to the project of tourism real estate, using Fuzzy Comprehensive Evaluation, Analytic Hierarchy Process, Matter-elementComprehensive Evaluation,Break-even Analysis during all stages of project. This passage interpret a general strategy that it must adopt in risk dealing; In order to improve risk management system, which propose a system of risk monitoring management alert during duration of project of tourism real estate, providing a systematic support for rapid monitoring of risk. In the process of studying cases, revealing a specific procedure of carrying out, identifying risk factors as well as project of cases, and using model of method to evaluate risk factors, on the basis of evaluation, laying out responses for risk. This paper proposes a system of risk monitoring management alert during duration of project of tourism real estate, for the sake of guaranteeing measures of carrying out and improving the risk management.
