With the development of economy,the importance of urban land price has become increasingly prominent.Urban land price has become one of the important factors affecting urban development.Under the condition of market economy,land price has become the core of the smooth operation of urban land market,and has an irreplaceable position in the rational use of urban land resources.Studying the dynamic change of benchmark land price in urban land market and its intrinsic driving factors can not only understand the development trend and existing problems of urban land market,but also grasp the intrinsic factors that drive the change of land price by analyzing the level of land price change,which can truly evaluate and predict the development trend of future land price.The government should strengthen the land price management,improve the scientific land price management system,give full play to the macro-control role of the benchmark land price on the regional land market,guide the positive and healthy development of the land market,and provide the basis and forecast for the rational use of urban land resources.Through consulting the data on the temporal and spatial evolution of land prices,experts and scholars at home and abroad mainly study and analyze the establishment and improvement of land market system,large and medium-sized cities with developed social economy,and less research cases on areas with backward economic development.In this paper,the urban area of Shunchang County is taken as the research area.Through studying the benchmark land price with the same location,different time nodes and clear conditions,and collecting the national socio-economic statistics,urban land grading and renewal of benchmark land price,land market transaction and other data,the urban area of Shunchang County in 2008 and 2011 is analyzed.Comparing the results of three land grading and three rounds of benchmark land price in 2006 and 2016,this paper analyzes the characteristics of land grading distribution and temporal and spatial change in Shunchang County,and tries to grasp the reasons that affect the change of benchmark land price in Shunchang County.Through the analysis,it can be seen that the change of Shunchang benchmark land price in time and space shows a new development trend.Firstly,in terms of time,the benchmark land price of Shunchang County in 2008-2016 is still in a gradual upward trend,although the rate of increase varies in different periods.Second,in space,the overall performance of the urban benchmark land price closer to the center of the price is significantly higher than the peripheral areas.With the continuous improvement of urban infrastructure,the spatial pattern of land price distribution has changed a lot compared with the original,the land price level of some peripheral areas has been upgraded,the eastern new area has new development space,the future urban area will gradually expand,and the local land price outside the central urban area has been greatly increased.Ascension directly affects the spatial scope of other levels.Thirdly,in the analysis of the influencing factors of land price change,the internal driving factors of land price are mainly population and economic factors,and the secondary factors are economic development level,urbanization level,infrastructure investment and policy factors.Through the analysis and Research on the results of three rounds of benchmark land price evaluation in Shunchang County,this paper deeply understands the temporal and spatial evolution process and influencing factors of land price in Shunchang County,and provides reliable basis for the future development trend of land price and how to adjust and control land price and optimize urban land use planning.
