Fuding City is the only county-level city in Fujian Province which is linked to the sea and land of Zhejiang Province.Since ancient times,Fuding City is the commercial and trade center of the Fujian-Zhejiang border.Since the beginning of this century,Fuding City has experienced rapid economic development and fast expansion of urban and suburb areas.It is a typical city in the southeast coastal area of Fujian Province.It can well reflect the characteristics of small and medium-sized cities along the coast of Fujian Province.Therefore,Fuding City was selected as the representative of small and medium-sized cities in the coastal areas of Fujian Province to assess temporal-spatial evolution feature of the benchmark land price.On the basis of market data,benchmark land price materials and socio-economic statistics collected,from local management department,this paper studied the temporal-spatial evolution of benchmark land price in Fuding City ranging from 2001 to 2014 based on literature,mathematical statistics,and spatial analysis methods.And then the driving factors of its spatial and temporal evolution characteristics were analyzed.The results are as follows:(1)The benchmark land price of Fuding City from 2001 to 2014 increased year by year,the grading areas of various land use types also showed an overall upward trend,of which the largest increase from 2004 to 2007.(2)The highest increase benchmark land price of in Fuding City occurred in the period of 2004-2007.In terms of price variation,benchmark price of commercial land is the highest and in terms of increasing range,residential land benchmark price increased fastest.(3)With the reduced area supply of land use types at various level,the differences of benchmark land price among under various land use types reduced.This shows that city development is becoming more and more comprehensive,and related infrastructure and facilities outside the urban areas are gradually becoming more and more perfect.(4)The distribution pattern of benchmark land price in Fuding City overall presented a "concentric circle" layout.The expansion direction of land at each level mainly extended toward southeast and southwest.The expanding space in the same land use type reduced with the increasing range of the level,that was,the variation of the first level land area was slight,third or fourth level were relatively higher.(5)The main influencing factors of urban land grading in Fuding City contain prosperousness,traffic conditions,public service facilities,environmental conditions,population conditions and planning conditions.The main factors affecting the benchmark land price of Fuding City contain location conditions,level of economic development,policy factors,degree of aggregation and traffic location.
