With the rapid development of economic society and expansion of urban space,extensive utilization of urban land causes that contradiction between supply and demand of land is increasingly significant.The land development model under the guidance of the Public Transport-oriented Development Theory(TOD)is an important measure to improve land utilization.The model can promote land mix and compact utilization.Nowadays,rail transit in Fuzhou is in the stage of rapid development.The effective utilization of the land of urban rail transit stations and coordination with rail transit functions has become a significant issue for urban development.In this paper,the TOD theory is adopted into the urban land utilization evaluation.Based on the in-depth analysis of the general situation of the Fuzhou rail transit stations,this paper uses the comprehensive evaluation method to conduct empirical research,and puts forward the measures and suggestions for improving the land utilization level.The main contents of this study are as follows:(1)Research on the status of land utilization around the Fuzhou rail transit station and the characteristics of residents' travel behavior.At present,the land around Fuzhou rail transit stations is still mainly residential land.Commercial and public service facilities are gathering towards rail transit stations,and the development of rail transit stations promotes the formation of new commercial blocks.The commuting distance in Fuzhou is far shorter than other cities,however,travel efficiency is still not high,and urban residents still have great demand for subway.(2)Construction of land utilization evaluation system for the land around rail transit stations.This paper analyzes the characteristics of the study region and determines the delineation method of the region of the rail transit station.The study takes the commuting distance(L)as the core,and identifies the theoretical radius of the study region is 0.8L through road network conversion,and accurately defines the site area range according to the actual street area.On this basis,based on the TOD theory,the land utilization evaluation index system is constructed from two aspects,that is,service quality of the rail transit facilities and the land utilization level.Considering the characteristics of large output and input in the evaluation area,the analyzing method of the data enveloping model is selected as the evaluation method in the paper.(3)land utilization evaluation of the typical station in Fuzhou.Based on the former analysis,Xiangfeng station,Pingshan station,Chating station,Chengmen station and Shiyang station were selected for analysis.The empirical study shows that Shiyang station's and Xiangfeng station's utilization index of land utilization is relatively lower in the five sites.Because Xiangfeng Station is located in the urban-rural intersection,the agglomeration effect is not obvious,and the level of mixed-land utilization is relatively low.The Shiyang Station is located in the old urban area of Changle.With backward road construction level and serious the population loss,the area around Shiyang Station is still at a low level in the aspect of land utilization intensity.Therefore,the suggestions for Xiangfeng Station are to increase the occupancy rate of existing residential areas,strengthen the agglomeration effect and strengthen the diversified utilization of land.The suggestions for Shiyang Station are to optimize traffic layout,promote regional population circulation and improve land utilization intensity.
