Research On Engineering Cost Control Of Historical Building Renovation Projects

Over a decade,Tianjin municipal government has paid more and more attention to the protection and exploitation of the historic architecture in spite of the lack of refurbishment fund.Many buildings have a nearly one-hundred-year history,so that the brick-wood structures are rotten seriously.In addition,the phenomenon of casual demolish and reconstruction is common because of the scarce protection.Therefore,the buildings that need repair and the lack of refurbishment fund becomes a contradiction.For the reason of trivial works,frequent changes of design and the sophistication of construction site,the cost of construction project is pone to be out of control.In the light of these factors,it s imperative to undertake the work of cost control over the project of refurbishment of historic architecture buildings.This thesis is a research based on the subject of cost control over the project of refurbishment of historic architecture buildings,with my working experience.This research generalizes the influencing factors of cost control in different stages of project:preparation,designing,bidding,construction and completion.The main contents of the research are presented in such a plot:1.In contrast to other construction of new buildings,there are more problems and difficulties in the cost control over the project of refurbishment of historic architecture,because of the broad related fields,the complicated techniques,budgeting experience and unpredictable construction work.With the illustration of vivid examples of projects,this thesis makes a full and systematic research on the cost control over the project of refurbishment of historic architecture.2.Systematic analysis of the influencing factors of the cost of the project of refurbishment of historic architecture.On the basis of analyzing the features of historic architecture,this thesis makes a research of the problems in the cost control and makes a systematic analysis of the influencing factors of cost control in different stages of project:preparation,designing,bidding,construction and completion.3.Modeling the influencing factors of cost control.This thesis introduces the method of hierarchical analysis to the research.On the basis of theoretical analysis,the weights of the influencing factors in the five stages are gained.According to the ranking of the weights,the reliability of the judgement is finally testified and then comes the conclusion.4.The change from post-work and in work control to pre-work control in the cost control over the project of refurbishment of historic architecture.The construction companies should be induced to make pre-work plan guidance according to the importance of the influencing factors of cost control,in order to avoid the waste of limited refurbishment fund.They should pointedly do the work of cost control well before the construction.
