| In 2016,the added value of China’s real estate industry accounted for 6.5%of GDP,which shows that the real estate industry is still an important pillar industry in China’s national economy.The real estate industry has developed rapidly for 20 years since 1998,during which many real estate companies have completed the accumulation of capital,talents and experience.The real estate industry has entered the new stage of the large-scale operation and the national development.However,during the rapid development process,many cross-regional real estate enterprises in China still follow the original organizational structure and do not make the adjustments corresponding to the enterprises’ rapid development,resulting in the organizational inefficiencies when the real estate enterprises face the increasingly large-scale operation,the multi-region and multi-project development.The main reason is that the existing organizational structure is not adapted to the current business development needs.It has limited the improvement of the business efficiency and hindered the healthy and rapid development of the enterprises.Therefore,the real estate companies are actively considering how to build a good organizational structure to make each department and position play a role as possible as they can,thus promoting the realization of the strategic objectives of the real estate enterprises during the national development.Hence,the real estate enterprises have to seriously consider the optimal design of the real estate organizational structure which can adapt to the cross-regional,multi-city and multi-project development.In this paper,with Y real estate group as the research object,aiming at the shortcomings of the existing group organizational structure,the author studies and uses the theory of value chain control to optimize the group organizational structure.This paper first analyzes the background,significance,purpose and thinking employed by the research so as to make a better study on the organizational structure of Y real estate group and put forward the targeted theory and method of the organizational structure,laying the theoretical foundation for the follow-up diagnosis and optimization research.Secondly,in order to understand the problems of the existing organizational structure of Y real estate group,this paper introduces the basic situation,the existing organizational structure of the group headquarter and the companies in the city.The paper discovers the problems existing in the organizational structure by investigating the managers of the group through the questionnaires and interviews;then,it diagnoses the existing problems in the organizational structure of Y real estate group and optimizes the the organizational structure by using the value chain control mode.The paper also introduces the safeguard measures of the organizational structure optimization program.Finally,it is the conclusion and the outlook of this paper.The author hopes that the study can help Y real estate group find the problems existing in the organizational structure and optimize the organizational structure design.On the other hand,the author also hopes that the paper can provide some reference for the real estate enterprises which are in the cross-regional development stage in optimizing the organizational structure. |
