Research On The Countermeasures Of Industrial Land Withdrawal In Central Area Of Shunde

With the acceleration of urbanization process,the land resources in the central area of most cities are in short supply,and the incremental construction land is very limited.It needs to revitalize the stock of land to promote the functions of the central area to improve and upgrade.For the central area of Shunde,after years of rapid development,the intensity of land development is close to 70%,and the urban construction land is becoming increasingly scarce.At the same time,under the restriction of the "bottom up" development model of Shunde's early industry,there are different degrees of extensive,disorderly and inefficient industrial land in the central area of Shunde.The growing shortage of construction land and the existence of a large number of inefficient and idle industrial land have become the most prominent contradictions in the land use of the central area of Shunde.To promote the industrial land withdrawal,as the center of the city functions and industry development space expansion,is the only way which must be passed for sustainable development in Shunde city.Firstly,urban renewal,industrial land withdrawal and other related research at home and abroad were reviewed,the relevant concepts were discussed,and discussed the industrial land withdrawal general patterns,path,and dynamic mechanism.Secondly,this paper summarized the policies related to withdraw from the Shunde city renewal and industrial land,and the development of the region of this study center of Shunde city and the industrial status characteristics conducted in-depth analysis.Then,5 typical cases of industrial land withdrawal in central Shunde city were studied.On this basis,the article made a general survey of the industrial land withdrawal mechanism in the central area of Shunde: Taking the function promotion of the central area as the core target,we can form a joint effort through four aspects,namely,exiting power,withdrawal mode,exit path and guarantee system,so as to jointly construct an efficient exit mechanism for industrial land.On the basis of discussing the exiting problems of industrial land withdrawal in central Shunde City,the paper put forward some countermeasures and suggestions to accelerate the withdrawal of industrial land.One is to strengthen the planning control guidance;tow is the use of diversified exit model to achieve win-win situation;three is to give priority to the protection of public land for the project;Four is through space undertaking,policy guidance and sharing mechanism,improve the support system.
