| In recent years,China has gradually increased its efforts to regulate and control the real estate market,and the competition among the real estate industry has become increasingly fierce.Faced with the country’s adjustment of the real estate industry policy and the prospects of increasingly fierce competitions,how to promote the long-term development of enterprises,has gradually become the key focus of the entire real estate industry.It is the only way for real estate companies to achieve sustainable development in the current market environment by strengthening cost control,raising the level of cost control and enhancing their profitability.This paper uses the case analysis method and selects the A project of KJC Real Estate Development Co.,Ltd.as a research case.Based on the comprehensive cost control theory and the author’s personal work experience,it analyzes the cost control process of A development project in stages and not only summarizes the various stages of cost control.,but also puts forward the problems in the various stages of cost control and analysis,and finally proposes specific improvement measures for the cost control problems existing in each stage of A development project.Through analyzing the real estate project A,this paper comes with the following conclusions:the real estate industry has specific industry characteristics,due to the varied cost structure,existing cost control problems and the feasibility of actual cost control solutions,total cost is mainly constituted of construction cost and capital cost.To achieve cost control,it is necessary to put forward related improvement measures in stages in conjunction with the characteristics of each stage of real estate development.In the early stage,precise market research should be conducted to ensure accurate positioning;joint development should be pursued in the capital cost control stage to promote asset securitization and accelerate the project turnaournds;the depth of tender drawings and the bidding interface should be improved during the tendering stage and contract signing stage,and the contract template should be standardized.During construction process of real estate projects,construction management,quality management and safety management should be strengthened,information construction should also be promoted to strictly control design versions,project visa information and monitor project payments in real time.Meanwhile,a third-party audits should be responsible for business reforms of the taxation system.During the assessment and evaluation process of the project,cost control should be double checked to be guaranteed through the whole project to enhance the profitability of the company,which can bring enlightenment to the cost control of the entire real estate industry projects.This paper provides a wealth of suggestions and countermeasures from the real estate industry’s current cost control situation combined with the reality of the A project,and provides suggestions for solving the cost control problems in the industry. |
