China's vacant housing problems is prominent,the phenomenon of "there is no one stay in the house" is very common,commercial housing sales area in whole country is enough for 240 million people to live.Real estate industry in Sanya is excessive developing is the past few years,especially the international tourism island strategy announced,resulting in the current overall inventory backlog.The local population is small,which determines the majority of property sales need to face the whole country,hence there is Sanya's unique"migratory birds" phenomenon,what's why many sold commercial housing has been vacant.At present,this special status in Sanya,it is necessary to strengthen the thinking and methods of research to solve the vacant rooms,by coming out a new way of thinking of solving the problem of vacant housing in Sanya,and promote the housing supply of leisure tourism development in Sanya area(beside hotels),and to reduce and alleviate the contradiction of vacant housing.This article is starting from the status quo of the vacant rooms in Sanya,firstly,doing the statistical analysis and combined with field survey,which is the vacancy rate and the vacancy of the scale of commercial housing,the vacancy rate of commercial housing is more than 80%,part of the area even reached 95%.At end of 2016,total areas of 3.02 Million square meters in Sanya are vacant housing.Secondly,did the analysis of the reason of vacant housing,the first is the Sanya is as a famous tourist city in China,and it's with the off-season and peak seasons,formed a special "migratory bird type" in this the real estate market.Second is the cause of the real estate bubble in Sanya and other historical factors.Three,Hainan as an international tourist island,this concept promoted the speculation of Sanya real estate.Four is the local government policy provided the objective supporting factors for Sanya vacant housing.Again,analyzes the impact of high vacancy rate,one is the high vacancy rate resulting in a serious waste of land resources,the two is the high vacancy rate will lead to imbalance of investment structure,three is due to psychological imbalance and the "Matthew effect" may arouse social contradictions and even further leading to social problems.In addition,this article also aims to the necessity and feasibility of T Company for involving in solve the vacant houses of Sanya from both the internal and external environment analysis,one is the challenges and situation what T Company's faced to require T Company to solve it,which also can be the benchmark solution of Sanya;Second,the internal environment of T company,including financial situation,business scope and human resources structure can support T Company to participate in the sharing and utilization of vacant houses.Finally,in view of the problem of vacant houses faced by T Company,the solutions are proposed according to the three business sectors of real estate,property management and tourism.
