Increasing farmers’ income is the core objective and an important task of solving the problem of agriculture, rural areas and farmers in China. It not only plays a significant role in agriculture development, but also relates to the whole situation of national economy. Better conditions needed to be created to make more people get property income was raised up in the17th National People’s Congress; the18th National People’s Congress propose to reform land requisition system and improve the allocation proportion of farmers in land value increment income. As an important part of the income of the farmer, to increase property income can undoubtedly help promote farmers’ income. In recent years, the residents’ property income in our province has become a hot issue since it increases in number and gap. Understanding the recent structure of land property income in residents’ income in rural areas in Jiangsu province and discussing the change trend and future development trends of land property income has important realistic significance in encouraging farmers’ land transfer, maintaining farmers’ basic interest and decreasing urban-rural gap.Farmers’ land property income refers to unproductive realty income that the farmers directly obtained, mainly including the land property rights transfer rent, dividends, compensation and value-added income (such as land expropriated), etc. It’s exclusive of the indirect property income origins from land economy income (such as economic profit that brought by financial assets, etc).This research surveys the present situation of farmers’ income and analyzes the four income change and contribution to the increase of net income in the south, middle, northern Jiangsu province with describe statistics method. After summarizing the current situation of property income and land property income and comparing land property income among the three areas, this paper further analyzes factors that restrict peasants’ property income growth, such as natural resources, economy, system, institution and so on. This research lays emphasis on the institution barriers of propertilization and marketization in farmers’ land property income. Then I make empirical analysis on the basis of the factors affecting land property income. The regression results show, per capita income of farmers, non-agricultural employment rate of peasant family, education, degree of land marketization of farmers and regional factors have significant effect on peasant land property income.Finally, it puts forward some policies and suggestions to increase farmers’ property income that according to the actual situation and the influencing factors of land property income, combining with the national condition. The suggestions are as the follow:(1) explicit rural land property;(2) complete the land marketization system, such as encouraging rural land contracted and improving land expropriate system;(3) strive to develop economy, enhancing farmers’ income effectively;(4) increase the input of basis education, so as to boost scientific and cultural qualities in rural areas. We hope to provide certain reference value and theoretical enlightenment to improve peasant’s property income and the income of peasants by means of the above policies and measures.
