As a pillar industry that promotes China's national economic growth,the real estate industry has gradually exposed a series of problems in the process of rapid development in recent years,such as rising housing prices and imperfect market monitoring systems.At the same time,the industry development environment is unstable.Limiting prices,restricting purchases,increasing administrative interventions,and changes in financial policies have also brought financial pressure on the real estate market.This has prompted the entire real estate industry to move toward a path of resource integration.The most prominent performance is the increasingly The more real estate companies are starting to cooperate and seek new developments.At present,the research on real estate cooperative development projects mainly focuses on legal disputes,the discussion of partnerships and the risk of project and contract management from the perspective of supply chain,and the key issue of real estate cooperation development is the distribution of interests of partners.There are few researches on the problem.This paper studies from the perspective of income distribution of real estate cooperative development project partners.On the basis of research background and theoretical support,this paper puts forward the problem that the factors of interest distribution of real estate cooperative development projects are not perfect considering the current status of income distribution of real estate cooperative development project partners.Through the literature research method,the factors affecting the distribution of the income of the partners in the real estate cooperative development project are analyzed and summarized,and combined with the characteristics of the cooperative development project,the capital investment,risk apportion,intangible asset investment,effort level and satisfaction are the key influencing factors.The influencing factors system of revenue distribution of real estate cooperative development project partners was constructed.Based on this,a revenue distribution model based on modified Shapley value real estate cooperative development project was established.Finally,the problems and solutions are proved by the actual case,which verifies the scientificity and rationality of the system and model.Real estate cooperative development projects involve a large number of stakeholders,and only a fair and reasonable interest distribution plan can promote cooperation and cooperation among all partners.In this paper,under the premise of making the income distribution reasonable,the benefit distribution of the cooperative project will reach the optimal distribution ratio,and the smooth development and implementation of the cooperation project will be guaranteed on the basis of optimizing the distribution mechanism.
