The idle housing in rural areas has always been a concern in the development of rural areas in China.With the acceleration of the process of urban-rural integration and the rapid development of market economy,a large number of idle houses in rural areas seriously hinder and restrict the development of rural areas.The idle houses in rural areas are an important resource component of rural society.The waste of resources will cause the slow development of rural economy,the deterioration of rural environment and the backwardness of rural conditions.In order to make full use of the idle housing resources in rural areas,the state has made clear proposals in many documents to guarantee the qualification rights of rural households and the property rights of rural households,and moderately liberalize the use rights of rural households and their houses.It can be seen that the rental of farm houses has been fully supported at the level of laws and policies.We will explore ways to invigorate and utilize idle farm houses and homesteads in rural areas by means of leasing and cooperation,and increase farmers' property income.Therefore,based on the tourism function,this paper studies the utilization mode of rural idle houses.In the six housing villages in Liaozhong District of Shenyang,the total number of houses is 625,of which 97 are idle,accounting for one sixth,and there are 19 dangerous houses.The idle area is 7070 square meters.Owing to its location at the junction of urban and rural areas,the floating population outbound,the phenomenon of idle housing is more serious.According to the feedback and suggestions of tourists in the surrounding scenic spots,I hope to have the opportunity to experience rural tourism with the local idle houses,which can bring benefits to farmers and convenience to tourists.In order to further tap the market prospects and available potential of rural idle housing,this study adopts the method of field research,randomly selected five urban residents connected with the surrounding villages to conduct a survey.A total of 228 questionnaires were sent out and 206 questionnaires were collected,of which 169 were valid.After sorting out the data,it is found that the willingness of potential consumers to use rural idle houses is related to age,gender,educational background and so on.After cross-analysis of the characteristics and willingness,it is concluded that respondents aged 21-30 have the greatest demand,women have the greatest demand for rural idle houses,and people with higher education have the greatest demand for tourism utilization of rural idle houses.In addition,using descriptive statistical analysis and factor analysis,it is found that potential consumers prefer to use idle houses in rural areas for vegetable and fruit farming;hope to obtain housing information directly from farmers;use idle houses in rural areas to experience rural tourism by day on important anniversaries;and prefer to experience rural tourism in autumn to rural areas.Consumers are most concerned about the environmental conditions in the house furnishings and indoor conditions.For the experience needs,we have made a more obvious trend choice.Finally,this paper suggests that local farmers integrate rural idle housing resources,increase the publicity of idle housing for external use of rural tourism;broaden the use of rural idle housing for rural tourism,establish a complete market information channel for rural idle housing;establish a flexible time mechanism for rural idle tourism information opening up;and create ideal internal and external conditions for rural idle housing.Improve infrastructure facilities;enrich the tourism experience effect of rural idle houses,and enhance tourists' impression of tourism utilization of rural idle houses.So as to realize the tourism utilization of rural idle houses.
