In 2016,most developers have benefited from the loose monetary policy and quickly gained a certain amount of development.In 2017,however,indications of monetary tightening and raising interests are strong.Meanwhile,bonds,trusts,land financing and other previously used financing channels are facing strict regulation,and developers' financing costs show signs of bottom recovery.On March 17,governments of Beijing,Guangzhou and other cities have promulgated new real estate policies,a manifestation of their determination to cool down the real estate market.In the face of national macro-control policies and the fierce competition in the real estate field,it is significant to analyze how small and medium-sized real estate enterprises could enhance project profitability and drive down project development and operation costs.Small and medium-sized real estate enterprises must improve their management so as to reduce the impact of various unfavorable factors and risks in such a harsh competitive environment.In addition to reconstruct the business model,rich product system,build product brands,creating effective organizational structure become more critical.The organizational structure,a carrier of business cost activities,is inextricably linked with cost management effectiveness.In the real estate industry,the improvement of the cost management can be realized through various adjustments to the organizational structure and the relevant organizational measures.In face of a volatile and unpredictable market,many real estate companies constantly seek to a more suitable organizational structure so as to improve governance and cost management.Hence,realignment of organizational structure will inevitably have a related impact on business management.This paper will provide a basis in the former literature scholars,the actual situation of H company organization structure as a starting point,combined with the theory of contingency management on organizational behavior organizational structure theory,refining the main factors that influence the organizational structure design,through the construction of evaluation index system,based on the analysis of the main qualitative and quantitative AHP the influence factors,determine the key factors influencing the H company organizational structure design,finally to the organizational structure of the company to provide a reference strategy.
