Since the housing system reform began in 1998,the real estate industry has developed rapidly over the past 20 years.The land resources in the core areas of first-tier cities have been very tense,and the scarcity of residential land has caused major real estate developers to turn their attention to industrial land conversion to residential land projects.A perfumery project in G City is a real estate project under the background of land use conversion.Due to the particularity of industrial land,it has the risk of environmental pollution not available in traditional real estate projects,and in the context of the intensive introduction of national environmental protection policies.The risk is higher.Based on the perspective of project risk management,this research is based on the study of domestic and international project risk-related theoretical results,using a combination of normative analysis and empirical analysis,and a combination of qualitative analysis and quantitative analysis.The perfumery project takes an in-depth analysis of the risk management of real estate projects under the background of land use conversion.This paper firstly analyzes the relevant literatures at home and abroad,and analyzes the research status of real estate projects under the background of land conversion.It is found that this kind of research mainly focuses on the project transformation plan,and lacks a specific project as an example of risk management research.Then take the plot of a perfumery in G City as an example,comprehensively analyze the characteristics of the plot,the status quo of risk management and management difficulties,and find that the risk management system is quite weak because the risk management system is not established.At the same time,due to the intensive environmental protection policies introduced by the state,it directly affects the land resumption process of the land parcels and brings a series of risk issues.Therefore,this paper uses the general process of risk management to conduct risk analysis on the project.In the risk identification stage,the risk factors and risk events of the project were identified and analyzed by means of expert survey,interview and questionnaire surveys.A total of 9 risk factors including policy risk,market risk and environmental remediation risk were identified.19 small risk events.In the risk assessment stage,using sensitivity analysis,paste analysis and breakeven analysis,the overall risk level of the project is higher,the risk of policy risk is the highest,followed by market risk,and the risk is the natural disaster risk.The sales pricing risk is small.Finally,in the risk management and control phase,combined with the characteristics of the project and the actual situation,from the perspective of different risks,the proposal for risk control of a perfumery project in G City is proposed,which provides a reference for the risk management of industrial land conversion to residential land use projects.
