The cultivation and development of the housing rental market is in line with the multi-level requirements of residents in the new era.At present,China is accelerating the improvement and development of the housing rental market.However,affected by the environment of different regions,the development of the housing rental market has shown certain differences,which has certain influence on the decision-making of the government and enterprises in the development of the housing rental market.Therefore,this paper evaluates the development potential of the housing rental market in different cities.Analysis of the differences and influencing factors between different cities can make cities more clear about the advantages and disadvantages of their own development,and thus formulate targeted policies,which has great theoretical and practical significance for accelerating the development of China's housing rental market.On the basis of combing domestic and foreign literature,analyzing the deficiencies of the research status and summarizing relevant concepts and theories of housing rental market,this paper extracts 7 key factors that affect the development potential of housing rental market.They are respectively the economic and industrial base,industrial innovation capability,residents' purchasing power,public resource conditions,location traffic environment,regional population status,and housing supply status.Through the scientific reliability and validity analysis of SPSS,the invalid indicators are excluded.Finally,an evaluation system of the development potential of urban housing rental market is constructed,which includes 7 first-level indicators and 23 final indicators.At the stage of empirical research,the weights of the indicators were first determined based on the entropy weight method,and then the entropy weight-topsis evaluation model was used to comprehensively evaluate the development potential of the housing rental market in 35 large and medium-sized cities in China's net inflow of population,thereby establishing 35 large and medium-sized cities ranking results of housing rental market development potential.Finally,based on the clustering of the evaluation results using SPSS,the difference analysis of the development potential of the urban housing rental market is performed on the cities of the same potential tier and between cities withdifferent potential tiers.The research shows that the development potential of the housing leasing market in large and medium cities is high,but the development potential of the housing leasing market in each city is very different.Among them,Beijing,Shanghai,Shenzhen,and Guangzhou,which are mainly affected by economic and industrial strength and housing demand,have great potential for the development of the housing rental market;Cities such as Tianjin,Chongqing,Wuhan,Hangzhou,and Nanjing followed closely behind,and the development potential of the housing rental market is relatively weak due to the impact of the urban development environment.Finally,the article puts forward corresponding countermeasures and suggestions for the improvement of China's housing leasing market based on the analysis of different potential cities,and according to the conclusions of theoretical analysis and empirical analysis,the deficiencies and prospects of research are put forward.The innovation of this article is that the thesis topic is novel and realistic,and it breaks the limitations of previous qualitative research and uses quantitative methods—combining the influencing factors and related theories of the development potential of the housing rental market,construct an evaluation index system from a total of 23 indicators at 7 levels affecting supply and demand potential of the housing rental market,conduct empirical research on the development potential of the housing rental market in35 large and medium cities,and provide guidance for the development of the housing rental market suggest.
