With the development of urbanization process,the effective use of various resources,the protection of people's living problems,and improve the use of various types of housing functions have become a concern and attention of governments at all levels.Public housing belongs to state-owned assets,which was built under the historical environment at that time to protect and improve the living environment of the people,making great contributions in the planned economy era.Due to the long-term planned economic management mode of the public housing,they are generally built for a long time,there are difficulties in rent collection,frequent illegal subleasing,complex repair projects,and "housing by rent" cannot be sustained.In this context,this paper makes a quantitative and qualitative analysis on the rent willingness of public housing,explores the rent willingness of tenants and its influencing factors,so as to make suggestions for rent adjustment of relevant government departments.First of all,through combing the relevant literature of public housing and public housing at home and abroad,this paper finds that there are more studies on the price of foreign public housing and domestic public rental housing.On the basis of welfare economics theory,fair distribution theory and social security theory,this paper initially establishes the theoretical analysis framework of the research on the rent adjustment of Guangzhou public housing,which lays a theoretical foundation f or the quantitative and qualitative analysis of the factors affecting the rent adjustment of Guangzhou public housing.After that,this study analyzes the current situation,characteristics and problems of Guangzhou public housing,such as the number of units,product classification,jurisdiction,use status,security and supporting,historical development of directly managed public housing rent.Then,from the quantitative and qualitative point of view,this paper discusses the influencing factors of rent-raising willingness of the tenants who rent public housing.In this paper,multiple logistic models and corresponding analysis are used to explore the influencing factors of tenants' willingness to raise rent.Combined with in-depth interviews,the following conclusions are drawn:(1)The better the house attributes,such as independence,lighting and safety,the more inclined the tenants are to choose to raise rent.(2)The better the family economy is,the more likely the tenant is to agree to a higher rent.(3)The age and health status of the lessee have an impact on the will ingness to rent.Finally,this paper puts forward some policy suggestions on the rent adjustment of directly managed public housing.
