Real estate has always been a hot issue that people have been widely concerned about.The housing problem is closely related to every family’s daily life.With the rapid development of China’s economy,Chinese people’s demand for house purchase is increasingly strong.However,with the increasing number of projects under construction,the housing shortage has been effectively alleviated.In recent years,the government has introduced a series of policies to control the excessively rapid growth of the housing price,which brings new challenges to the real estate market.The real estate marketing has entered a new stage,and some cities even begin to suffer the passive situation of slow sales and increasing inventory.Under the new situation,the real estate developer must carefully study the change of market environment,according to the actual situation of project and enterprise resources,targeted to make effective marketing strategy,open the scientific and effective real estate product sales channels to promote sales and business performance improvement is the key of enterprise survival in the future.Taking Changsha Zhong Jian Jia He City Project as the research object,this article starts with the strict control of real estate purchase restrictions and loan restriction policies,expounds the research background,purpose and significance,combines traditional 4P marketing theory with the current status of real estate marketing in China,and uses macro PEST analysis,SWOT analysis and data The survey and other methods analyzed the external and internal environment of the Changsha Jia He City project and determined the target market and market positioning of the Jia He City project.This paper through empirical research,from the four aspects of product,price,channel and promotion,the specific marketing strategy of the Changsha Zhong Jian Jia He City project under the influence of the current market and policies and other external factors is proposed.Finally,according to the formulated marketing strategy,specific guarantee measures for the implementation of the marketing strategy are proposed from three aspects: team,finance and system,which provide reference and reference for the marketing promotion,brand promotion and sales promotion of real estate projects,and have certain application value.In this paper,from the macroscopic and microscopic two aspects has carried on the comprehensive analysis on the marketing environment,build fine and results inimproving the changsha city marketing level and market competitiveness of the project,to speed up the sales process has theoretical and practical significance,for other real estate industry project marketing,brand propaganda and sales promotion provides a reference and draw lessons from,has a certain application value and guiding significance.
