The old residential quarters were built for a long time,the houses were in disrepair,the supporting facilities were seriously damaged,and the property management was chaotic.The existing management model is difficult to meet the residents' property needs.With the transfer of state-owned enterprises “three for one industry”,the transfer of property management to the market is an inevitable trend,but due to the large stock of old residential quarters,there are many problems in various management modes,leading to its direct transition to a professional management model of property service enterprises.There are certain difficulties.Therefore,optimizing the existing management mode of the old residential quarters is the key to improving the management level of the old residential quarters and the well-being of the residents.Firstly,it studies the influencing factors of the well-being of the residents in the old residential quarters.Based on the grounded theory,using the methods of theoretical sampling,in-depth interviews and questionnaire surveys,the old residential quarters residents are taken as the research object,and the factors affecting the well-being of the residents in the old residential quarters are constructed.The multivariate Logit model analyzes the variables of the factors affecting the well-being of the residents in the old residential quarters It is determined that the house characteristics and property management are significant factors affecting the residents' well-being in the old residential quarters of Guanzhong.The influence of the old residential quarters management model on the residents' well-being is analyzed.Then,the paper analyzes the characteristics of the old residential buildings and the property management,andbuilds an evaluation index system of the old residential quarters management model based on the significant factors affecting the well-being of the residents.The Delphi method is used to evaluate and compare the various management modes.Each management mode is analyzed.Finally,based on the evaluation results of various management modes,from the perspective of social choice theory,the paper analyzes the problems from the perspectives of government,property service enterprises and residents,proposes the optimization of old residential quarters management mode,and explores the management of improving the well-being of residents in old residential quarters.This paper relies on the [Shaanxi old residential quarters management model analysis(2018KRM050)] project,to optimize the existing management model of the old residential quarters in Guanzhong area,to provide a scientific and democratic reference for the formulation of old residential quarters management policies,to improve the well-being of residents.Sense,promote the progress of old residential reform,and promote the healthy sustainable development of old residential quarters in Guanzhong area.
