With the continuous development of social economy,China's urbanization process is speeding up,the urbanization rate is increasing,and the number of urban residents is also increasing.To accommodate a large number of urban residents in the limited land resources of the city,various buildings,residences,apartments,shopping centers,and office buildings are constantly emerging.As an important subsystem of urban management,property service is to maintain all kinds of buildings.The key to normal operation,property plays an active role in improving people's production and living environment,promoting community construction and economic development,improving the level of urban management,etc.,and contributes to the construction of a harmonious society.Under the guidance of the national real estate policy of "living only but not speculation",de stocking has become the main theme of the real estate market,resulting in the continuous increase of construction investment related to commercial real estate,sports venues,hospitals,etc.In recent years,as an important part of regional economy,the development volume and scale of commercial real estate continue to expand,and the demand for commercial property management services also increases.As an important subsystem of urban management,property management service is the key to maintain the normal operation of all kinds of buildings,which plays an important role in improving people's production and living environment,promoting community and economic construction and development,and improving the level of urban management.However,due to the immaturity of commercial property management services(long business cycle,large fluctuation of business conditions,diversity of service objects,etc.),as well as the lack of theoretical support and practical guidance for risk assessment of commercial property management services,more property management service risks arise.If this kind of risk cannot be prevented and solved,it will not only cause the cost or economic loss of property management service enterprises,but also seriously affect the development of regional economy.Therefore,it is of great practical significance to choose the whole process of commercial property management service risk assessment as the research topic.In this paper,the existing literature research is summarized and reviewed.Based on the discussion of the current research deficiencies,the research ideas and research scope of this paper are sorted out,the concept of risk assessment of the whole process of commercial property management service is proposed,and the system module of this paper is constructed.With the help of AHP and comprehensive fuzzy evaluation,the static risk assessment model is constructed to evaluate the existing risk value and judge the risk value Determine the risk status of commercial property management services;in order to explore the mechanism of risk generation and risk transmission path of commercial property management services,introduce the system dynamics method to analyze the risk factors of commercial property management services in all stages of the whole process and the causal relationship between them,explore the transmission path and key risk factors of risk occurrence,and form a dynamic risk evaluation model It is expected to form the dynamic of risk assessment,further predict the trend of risk value,determine the key points of risk,and sort out the key paths and methods to deal with risk.
