After more than 20 years of rapid development,China's real estate industry has become an important pillar of the national economy and a very important livelihood issue.At present,most of the research objects on real estate and economy in China are large cities,but few related and comprehensive studies are conducted from the perspective of small and medium-sized cities.Therefore,the research on the relationship between real estate and economic development in small and medium-sized cities is of great significance.At the same time,as a small and medium-sized city which is developing rapidly,Chenzhou city of Hunan province is in a favorable geographical position with good development advantages and prospects.At present,Chenzhou city is also an important development center in southern Hunan province and has the potential to become the economic bond between Hunan and Guangdong provinces in the long run.Therefore,it is of great significance to study the comprehensive relationship between housing price and economic development in Chenzhou city to guide the healthy real estate development pattern in small and medium-sized cities and enrich relevant theoretical research.In this study constructs the comprehensive evaluation index system to measure the economic development level,and the annual commodity house average sales price data as an index of house prices,on the basis of using the multivariate statistical analysis method,econometric analysis method,the spatial analysis methods,such as in Chenzhou city from 2009 to 2017 between house prices and economic development level and space-time evolution characteristics of the complex relationship between respectively analyzed the characteristics and the comprehensive study.In terms of characteristic analysis,comprehensive evaluation method and analytic hierarchy process(AHP)in this paper,through the quantitative evaluation on the comprehensive level of economic development,and import the coefficient of variation,the development rate and the relative Tal index analysis of Chenzhou city in recent 10 years,the change of the economic development level and the overall sequence of prices,the study of nearly 10 years of Chenzhou,the differences of each area county and the overall rate of each county and development speed,nearly 10 years of Chenzhou is analyzed on the development of the economy and the housing price,observed in 2009,2013 and 2017 after three point temporal evolution pattern of economic development and the housing price,analyzes its spatial differentiation and distribution,It is found that the level of economic development of Chenzhou and other regions overlaps with the distribution and differentiation pattern of housing price to a certain extent.In terms of comprehensive empirical analysis,this article in each district and county of Chenzhou city are verified by correlation analysis and the correlation between house prices and economic growth,through the Cointegration test and the Granger causality tests after analysis of each district and county of Chenzhou city house prices and the causal relationship between economic growth,at last,through regression analysis to discuss the interaction relations,the results are different from previous comprehensive macro experience and research.
