At the present stage,China’s economy is developing rapidly,the society is making progress,and the people’s demand for housing is constantly rising.With the acceleration of urbanization and the continuous development of the real estate market,China’s housing construction has sprung up all over the country,building safety is vital to people’s lives.At present,the problem of building quality has attracted much attention,and it is very important to improve building performance and quality in residential construction.Although the construction industry has developed rapidly in recent years,all kinds of tall buildings have risen,but the history of human architecture still has not escaped the long-standing problem of building leakage.The leakage of buildings not only affects the function and service life of buildings,but also affects our quality of life and quality of life.Living environment has a direct relationship,related construction enterprises need to consume a lot of manpower,material and financial resources to carry out leakage maintenance.The problem of building leakage not only has a great impact on the living standard and living environment of the owners,but also causes a great loss to the economic and social benefits of the construction project directly.In the long-term use of buildings,various quality problems are increasingly prominent,and in 2019,the State Council will comprehensively promote the transformation of old and old urban areas as an important work of the country.At present,the leakage of old flat roof is especially prominent,its maintenance cost is too high,the effect of maintenance scheme is not obvious,the construction technology is backward,and the quality of materials is mixed,which will not only affect the use function of the building,but also bring inconvenience to the residents,but also shorten the service life of the building and affect the durability of the structure.This article mainly through a large number of literature reading to understand the domestic The research status of roof leakage maintenance scheme,cost control and the application of earned value method in construction project are discussed.Then,through the analysis of the leakage reasons of the old flat roof waterproofing project,the maintenance strategy and preventive measures are put forward,and through the comprehensive analysis,the earned value method is introduced to analyze the cost,material characteristics,waterproof effect,manpower and engineering consumption of the old flat roof leakage maintenance.Subsequently,this paper further analyzes the key factors affecting the cost management of building leakage maintenance,and uses the earned value method to realize the old leveling Roof leakage maintenance cost control.Finally,this paper takes the small leakage maintenance project of an old house in kunming as the research object,analyzes and summarizes the construction cost management of the leakage maintenance of the old roof,and puts forward the safeguard measures for the maintenance construction cost of the old flat roof.This research mainly optimizes the leakage maintenance cost of the old flat roof,provides technical support for the construction cost control of the building roof,and provides the basis for the management of the construction cost of the waterproof project.At the same time,the research results of this paper can provide a new way to control the maintenance cost of old flat roof leakage and improve the current situation of project cost.
