Abstract/Summary:
At present,real estate enterprises are gradually developing in the direction of refinement management in order to improve their market competitiveness.In the process of real estate project development,construction and installation costs occupy a high proportion,especially for super high-rise buildings,due to its complex structure,high building height,many layers of engineering characteristics and features,resulting in its construction time is long,cost control is more difficult.Therefore,scientific and efficient cost control methods can reduce the project construction and installation costs,which is of great significance to the development of real estate enterprises.Based on this,this paper takes super high-rise building as the research object and combines the target cost management theory,relying on a super high-rise building project in Xi’an,constructs a complete set of BP neural network construction and safety cost prediction model for super high-rise building by analyzing and controlling the construction and safety cost of super high-rise building,and combines the BP-DEMATEL-ISM combined model method to establish the construction and safety cost of super high-rise building project control influence factor system,explore the key factors and put forward cost control countermeasures,the research of this paper mainly has the following points.(1)In this paper,the construction safety cost of 16 super high-rise building projects was taken as the sample data set,the design limit index in the construction drawing design stage of the project construction was taken as the input variable,and the construction safety cost after the project completion was taken as the output variable,so as to construct the network training sample set.After learning and training of BP neural network,the BP neural network construction safety cost prediction model of super high-rise building was constructed,and the predicted construction safety cost of a super high-rise building project in Xi’an was 9883.44 Yuan per square meter.This prediction model can predict the construction and safety cost of other similar projects more accurately,which has realized the intelligent development of cost prediction and provided a lot of convenience for the relevant cost management personnel.(2)Based on the establishment of cost prediction model of super high-rise building,analyze the influencing factors in the process of cost control of super high-rise building projects,apply the self-learning function of BP neural network,solve the connection weights between network structures,derive the direct influence matrix,apply it to DEMATEL algorithm,and then derive the comprehensive influence matrix,calculate the influence degree and the influenced degree,the central degree and the cause degree among the influencing factors,and distinguish the cause-type factors from the result-type factors.The DEMATEL algorithm is used to calculate the influence and influence degree,centrality and cause degree among the influencing factors,and discriminate the cause and effect factors.The application of this method improves the traditional DEMATEL algorithm and eliminates subjectivity.(3)By studying the influence degree of each factor,introducing the ISM explanation structure model method to grade the influence degree among factors,analyzing whether there is influence among factors and their logical relationship,distinguishing the correlation of indicators in the influence factor system,establishing multi-layer recursive structure model,and realizing the recursive hierarchical relationship,the study shows that:the key influence factors of construction and safety cost control of super high-rise buildings are main engineering,curtain wall engineering,piling engineering,elevator and installation.The BP-DEMATEL-ISM combined model is a combination of quantitative and qualitative,which can control the importance of each influencing factor in all aspects,effectively improve the level of construction and safety cost management and provide theoretical guidance for construction and safety cost control.(4)Combining with a super high-rise building project in Xi’an,the study summarizes the cost control measures of the above key factors and proposes four cost control improvement countermeasures for this building project:refining cost control and performance assessment,standardizing management system,building target cost database and improving information construction.This study effectively controls the cost of construction and safety,and provides reference and reference for other similar projects.
