A Study On The Factors Influencing The Quality Of Self-Built Houses In Rural Areas ——A Case Study Of M County

With the implementation of the policy of "helping agriculture and benefiting agriculture,revitalizing rural areas and returning home to start a business ",the income of farmers in China is increasing year by year.Therefore,whether farmers according to their own housing needs to build new housing,or after the national reconstruction of dangerous houses need to be demolished and rebuilt,rural housing construction activities are in full swing.In the process of agricultural housing construction,except for the need to apply to the government for construction land according to regulations,the remaining part is basically for the head of household to hire a "construction team" or organize construction craftsmen to build.The management of rural self-built houses should be different from that of urban housing construction.It is necessary to study the regionalization of each area,and then get a targeted management method.To ensure that the quality of rural self-built houses meets the safety of good functional applicability and environmental coordination.By combing and studying a large number of relevant documents,this paper preliminarily identifies the quality influencing factors according to the literature,combines with the theory of total quality management,analyzes and induces the preliminarily identified influencing factors,and lists the interview outline to interview the self-built housing related parties.SPSS software is used to analyze the collected data and determine the main quality factors.Some factors,such as common sense and safety consciousness,professional equipment and technical strength of the construction team,acceptance of key nodes and how the government manages the construction team,have significant positive effects on the quality of the house.Finally,this paper analyzes the present situation of the quality management of self-built houses in rural areas,and puts forward some policy suggestions to improve the quality of self-built houses in M counties,including: perfecting the system of self-construction,self-management and self-responsibility of heads of household;providing samples of construction contracts with quality commitment for self-built houses in rural areas;training construction personnel and construction craftsmen,setting up qualification access for construction teams and certification system for construction craftsmen;providing general drawings adapted to local buildings and reducing the cost of material testing;Strengthen the publicity of construction common sense,improve the common sense and safety consciousness of self-built house owners,strengthen the supervision of public opinion on the construction of agricultural houses in the village and so on.
