Research On Design Risk Management Of M Office Building Project Based On The Owner

Risk exists in any engineering project,so project risk management is of great significance to improve the scientization of project decision-making and the improvement of organizational management objectives.The design stage is in the early stage of the project,which has a very important impact on the risk management of the whole project.It is necessary to strengthen the risk control in the design stage.At present,China’s real estate development enterprises,especially the small and medium-sized development enterprises,on the one hand,the design risk management consciousness is weak,on the other hand,the enterprise internal risk management system construction needs to be improved,and the documents and enterprise management process tools used to carry out risk management activities are also not perfect.At the same time,in all stages of the real estate development project,the design management of the owner has not received enough attention,and the design risk management based on the owner is weak;in addition,in the current domestic research literature,the research literature of design risk management from the perspective of the owner is less,so the related research in this aspect needs to be strengthened.Based on the relevant knowledge of project risk management,this paper summarizes the characteristics of the owner’s project design management through the flow chart of real estate development and design management,and deduces the design risk management and design risk management steps based on the owner.Then,based on this standard,starting from an actual office building project design case,this paper uses fuzzy network analysis and expert questionnaire survey method to carry out project design risk identification,design risk evaluation and design risk response,and constructs a reasonable project design risk evaluation system based on the owner.The paper also provides relevant text templates for owners to implement design risk management,which can help real estate development companies,especially small and medium-sized real estate companies with low degree of product standardization,to provide certain reference value in carrying out project design risk management.
