Prefabricated buildings(PC)has attracted much attention in the green development of China nowadays.The core of domestic research lies in its technology and manufacturing level.There is little comprehensive research on PC cost-benefit.The maturing PC market will inevitably require "low cost and high benefit" in all stages.Under this environment,this paper systematically studies PC cost and benefit based on life cycle.Comprehensive study.Firstly,the related aspects of PC are summarized;secondly,considering the cost and benefit of each stage in the whole life cycle of PC,the standard coefficients are estimated,the time value and social discount rate are taken into account,and establishment of life cycle cost(LCC)estimation model for PC.From the four aspects of economic,ecological,social and security benefits,the benefit estimation model is constructed qualitatively and quantitatively.The questionnaire concludes that high cost is the main factor affecting the development of PC.SWOT qualitative analysis is made on the high cost of PC.Hierarchical structure model is established by using AHP.It is concluded that technical factor is the main factor affecting the high cost of PC,accounting for 65%,and the main factor affecting the technical factor is the low level of professional technology,accounting for 38.22%.Then it is proposed to reduce the LCC path and improve the comprehensive benefit of PC by 5.Finally,the cost-benefit estimation model of PC is used in an example.After quantitative calculation,it is concluded that the construction and security cost accounts for the largest proportion of the total cost,followed by the operation and maintenance cost,and the other costs are evenly distributed.The total benefit of the example is 3226,000 yuan higher than that of the traditional model,and the social and security benefits are remarkable.The actual case proves that the PC cost constructed in this paper is effective.The maneuverability of the benefit estimation model can provide theoretical reference and data reference for the future development of similar PC steel frame structures.
