Population growth and the improvement of the level of urbanization continue to stimulate the demand for construction,large-scale construction brings huge pressure on resources,but also brings serious challenges to environmental protection.Prefabricated buildings,which combine efficiency and environmental friendliness,are becoming the mainstream of China’s construction industry.Under the background that the country vigorously promotes information and marketization,the application of general contracting mode and BIM technology has also become the general trend of the development of prefabricated buildings.Project valuation is an important link in the development of prefabricated building.The current valuation method of prefabricated building is mainly based on bill of quantities.However,due to the imperfect valuation basis and the lack of deep information application,there are still many loopholes in the cost management of prefabricated buildings,and the high cost of prefabricated buildings has also become an obstacle on its development road.In this article,the pricing method of prefabricated building is proposed,which is oriented to BIM entity quantity and can adapt to the whole process dynamic pricing.To meet the needs of the whole process management of general contracting and the needs of market development,further promote the development of prefabricated building information.In this article,a set of valuation method is established around the prefabricated concrete building,including two parts: physical quantity measurement and comprehensive unit price valuation.This method is suitable for the whole process of dynamic valuation.It can cooperate with the "one model to the end" pricing method of BIM model,so as to solve the problem that the pricing method of prefabricated buildings is not coordinated with the development trend of project management at the present stage.In this article,first of all,the present valuation method of prefabricated buildings is interpreted.Problems such as imperfect pricing standard,unsuitable pricing method and low informationization degree are put forward.Then,the pricing method based on BIM entity quantity is put forward,and the pricing model is established.Then the key problem in the valuation process,that is,how to establish the comprehensive unit price,lists the framework,and establishes the dynamic valuation method for different stages and different precision models to calculate the project cost.Then,the decomposition structure and pricing information structure of prefabricated building engineering based on BIM are analyzed,and the pricing basis of this pricing method is established.Then the composition of the comprehensive unit price and the calculation of in-depth analysis.The direct cost,indirect cost,profit and tax of the comprehensive unit price are decomposed and analyzed,and the calculation methods are listed respectively,and the collection methods of consumption and price data are analyzed.Finally,the mapping relationship between BIM model and pricing information and comprehensive unit price is established,so that the three aspects can form a whole.It can complete the overall pricing process in the BIM platform.At the same time,it analyzes the operation method of the pricing method and illustrates the case.The research of this article is feasible,and further opens up the path of BIM model application in the whole process cost management,and helps the development of prefabricated building cost management.
