Since the implementation of the housing commercialization system,China’s real estate market has developed rapidly,housing prices continue to rise.In recent years,the housing price gap between cities has gradually widened,and the housing price differentiation trend has become more and more obvious,which has aroused the close attention of the whole society.It is of certain practical significance to correctly understand and treat the housing price differentiation problem and explore its regularity.At the same time,the phenomenon of frequent population flow is an important feature of today’s society.The seventh national census shows that there are about 380 million floating population in China,69.73% more than in 2010,forming an obvious trend of population migration.It is generally believed that population mobility will affect regional housing price.Then whether and how does population mobility affect housing price differentiation?This is the core problem of this paper.Taking 252 prefecture-level cities from 2008 to 2019 as the research object,this paper analyzes the current situation of commodity housing price and population flow,discusses the influence mechanism of population flow on housing price differentiation,and conducts an empirical test on the relationship between population flow and housing price differentiation.The research conclusion shows that:First,housing price differentiation shows a staggered distribution of cities with high and low housing prices,forming high housing price agglomeration areas in eastern regions and provincial capitals and low housing price agglomeration areas in less-developed cities in central and western regions.The floating population mainly consists of inflow and outflow.The eastern coastal areas and important provincial capital cities are inflow areas,and the economically underdeveloped cities in central and western regions are outflow areas.Second,the impact mechanism of population mobility on housing price differentiation is mainly manifested in three aspects.First,from the perspective of population density,housing rental and gender ratio,it is concluded that population mobility has a positive effect on housing price differentiation.Secondly,from the perspective of labor supply,it is concluded that there is regional heterogeneity in the impact of population mobility on housing price.Finally,from the Angle of industrial structure and income difference,it is analyzed that the population flow continuously enlarges the housing price differentiation;Third,from the population movement respectively affect house prices,house prices of regional heterogeneity and differentiation empirically in three dimensions,the results show that: 1)the population movement of house prices has significant positive effect,the change of the population flow will promote rising home prices,including the improvement of population inflows promote rising prices,and sustainable population outflow suppresses the house price rising.2)Population mobility in eastern,central and western regions has a significant impact on housing price,but the impact shows certain regional heterogeneity.On the one hand,population mobility in the eastern region has a stronger impact on housing prices than in the central and western regions.On the other hand,the population outflow in the eastern region has no significant impact on the housing price,while the population inflow in the western region has no significant impact on the housing price.3)Population flow plays a significant role in the impact of high and low housing prices.In short,population flow significantly promotes the differentiation of housing prices.On the one hand,population flow has a significant impact on housing price differentiation in cities with high housing prices,while population outflow has no significant impact on housing price differentiation.On the other hand,population flow has a significant negative impact on housing price differentiation in cities with low housing prices,while population outflow has no significant impact on housing price differentiation.At the same time,housing prices in cities with high housing prices grow faster than those in cities with low housing prices,resulting in a widening housing price gap year by year.The empirical results to a certain extent explain the existence of housing price differentiation.Finally,this paper puts forward specific suggestions and measures from the four aspects of population inflow,population outflow,high housing price city and low housing price city.Both the inflow and outflow areas should pay more attention to the flow of population,reasonably manage and attract talents,and release the talent dividend.In view of cities with high housing price and cities with low housing price,we should adopt classified guidance to adjust housing price differentiation,focusing on adjusting population flow difference and economic difference.Figure [19] Table [12] Reference [108]...
