| In recent years,the reform and transformation of the construction industry has accelerated the development process of passive ultra-low energy building projects,and the complexity and fine construction requirements of passive ultra-low energy building projects have been constantly upgraded.Due to its novelty and long-term goal,passive ultra-low-energy buildings have greater risks than ordinary buildings,leading to deviation of investors’ investment preference.Most investors pay more attention to the short-term benefits of the project and choose the investment and development of ordinary buildings.Therefore,in order to arouse investors’ interest in passive ultra-low-energy building projects,this thesis takes passive ultra-low-energy building projects as evaluation objects and objectively evaluates their performance management level and output benefits throughout their life cycle,providing an objective and credible reference way for investors to make investment decisions.This also contributes to the effective management of passive ultra-low energy building project performance.First of all,the background,purpose and significance of passive ultra-low energy building project performance evaluation,the content and methods of performance management at home and abroad are introduced.The connotation and related theories of passive ultra-low energy building project performance evaluation are systematically introduced,and the central content and research ideas of the thesis are clarified.Secondly,from the perspective of investors,through analyzing the logical transformation relationship of passive ultra-low-energy building project performance evaluation,the focus of passive ultra-low-energy building project performance evaluation is obtained,namely,four modules of input,process,output and effect,and the performance evaluation index system is constructed accordingly.Thirdly,it evaluates the index system based on expert opinions and forms a more reasonable key performance evaluation index system(KPIs).The weight of each index was determined based on analytic hierarchy process(AHP),and the performance evaluation model and evaluation correlation function were established by using multi-level extension comprehensive evaluation method to quantify the performance evaluation results.Finally,the actual project case is used to carry on the empirical evaluation of the project performance,and the performance evaluation index system and evaluation model are constructed to determine the evaluation level.The results show that the passive ultra-low-energy building project performance evaluation reflects and evaluates the model,in the passive ultra-low-energy building project performance evaluation results are good,has high accuracy and flexibility,has a certain reference value for investors to make investment decisions. |
