In China’s rapid urbanization process,some houses are given by China’s lodgings institution reform in the 1990 s.20 years of apply afterwards,they have exposed the problems that need to be solved urgently,such as the decline of house structure performance,the aging of equipment and facilities,the poor sanitary environment and so on.However,In the actual transformation process,the transformation of old residential areas still presents problems such as single fund channel and chaotic management system.At the same time,The huge construction area of the old residential area poses a certain threat to the funds of the management department,the single financing mechanism supported by government finance is difficult to maintain for a long time.Now,under the atmosphere of the existing residential renovation created by the national management department,it has issued policies to divide the transformation of old residential areas into three types: basic transformation,improvement transformation and improvement transformation.The opinions point out that the basic transformation is encouraged to be funded by the government management department,the improvement transformation is partially funded by the residents,and the promotion transformation introduces the participation of social capital.According to the policy,this paper takes the existing residential renovation as the theme,studies the public’s willingness to pay for it and its influencing factors,so as to establish a long-term management mechanism,widens the financing channels for the improvement of old residential areas,and establishes a long-term mechanism and management methods for the improvement of old residential areas,so as to provide a theoretical and practical basis for relevant policy-making.Firstly,the paper defines the concept of improvement transformation of old residential areas,project transformation process,construction cost and policy subsidies.At the same time,the conditional value method and planned behavior theory are taken as the theoretical basis of the article,and the theoretical feasibility is analyzed.Then,based on literature analysis and expert interviews,four kinds of influencing factors are screened and optimized: demographic variables,socio-economic variables and original and expanded planned behavior theory,including gender,age,occupation,educational background,family per capita monthly income,length of residence,subjective norms,behavior attitude,government status,ethics and environmental concerns.At the same time,a hypothetical model of influencing factors is established.Secondly,through the dimensional analysis of the theory of planned behavior,based on the payment card format of conditional value method,the questionnaire of payment intention is preliminarily designed,and the formal scale is formed by pre investigation method.On this basis,a questionnaire survey was used to investigate the residents of the improved old residential areas in Nanjing in 2021.Descriptive analysis and willingness to pay analysis of valid samples,inter group and intra group difference analysis was conducted on demographic and socioeconomic variables based on one-way ANOVA and LSD multiple comparison method,and path analysis was conducted on the influencing factors of planned behavior theory based on structural equation model,Multiple and specific mediating effects are analyzed based on Bootstrap method.The results show that residents’ average willingness to pay for the renovation of old residential areas is 9710.74 yuan/household.There is no obvious difference in willingness to pay amid residents of different genders,ages and occupations.The higher the education level,the higher the per capita monthly household income and the longer the living time,the higher the willingness to pay of residents.The order of significance of the influencing factors of planned behavior theory is as follows: ethics,subjective norms,government status,environmental concern,behavior attitude and perceived behavior control.At the same time,subjective norms play a significant intermediary role between government status and willingness to pay,and behavior status plays a significant intermediary role between environmental concern and willingness to pay Behavior attitude and perceived behavior control play a significant intermediary role between ethics and willingness to pay.Ultimately,suggestions on improving the willingness to pay of residents in the improvement of old residential areas are formed from three aspects: improving the management methods of the improvement of old residential areas,constructing the diversified fund-raising mechanism of the improvement of old residential areas and establishing the whole process evaluation system of the satisfaction of residents in the improvement of old residential areas,so as to provide theoretical and practical basis for the formulation of relevant norms,standards and policies for the improvement of old residential areas. |
