The development cycle of real estate projects is long,the investment amount is also large,and its construction involves many complex technical issues,which makes its construction process challenging,and at the same time affected by various risk factors.As far as the current real estate development situation in China is concerned,on the one hand,the real estate of most first-tier cities has entered a saturated state,on the other hand,the overall real estate purchasing ability and purchase desire of urban residents are insufficient,and the overall operation of the real estate industry is more difficult.In addition,real estate projects themselves will face many risks during the construction process,and due to the insufficient risk management capabilities of construction units,many projects face the problem of shutdown.Therefore,in the process of real estate project construction,it is necessary and important for the construction unit to carry out project risk management,and reasonable risk management can effectively reduce the possibility of risk occurrence and reduce the loss of real estate projects.Therefore,this paper studies the risk management of Chengshan Zeyuan community construction project.First of all,after the overview of the project,the main problems of the project are analyzed,such as the low quality of risk management personnel,the weak information management ability,the unclear responsibility of risk supervision,the weak awareness of risk management and so on,and the causes are pointed out.Secondly,Delphi method and checklist method were used to identify the project risk,and finally identified risk factors in four stages of the project,and established the project risk management evaluation index system.Thirdly,the risk management evaluation is carried out,and the fuzzy analytic hierarchy process is used to evaluate the risk of the project in the starting stage,planning stage,implementation,and monitoring stage,and closing stage.The project risk evaluation level is "medium",and the project risk management needs to be improved and optimized.Finally,according to the risk management evaluation results,the project risk response measures are put forward according to the risk level,and the project risk monitoring mechanism is designed to promote the project to carry out reasonable and scientific risk response and risk monitoring,and finally achieve better construction results.
