| In recent years,the country has attached great importance to the renovation of old residential areas,making it an important task and key action in the field of people’s livelihood and urban planning and development in China,various regions actively cooperate and continuously introduce implementation plans that are in line with regional characteristics.The renovation of old residential areas in China is in full swing,but still faces many problems,such as the funding source for the renovation of old residential areas in various regions mainly relies on government financial funds.Even though some documents advocate for exploring various financing methods,the degree of dependence on government financial funds has not decreased.The exploration of social capital intervention in the renovation of old residential areas has never been interrupted,but its feasibility study has not achieved a breakthrough.There is also limited research on whether the renovation project of old residential areas can be led by social capital.This article conducts research on the renovation models of old residential areas in foreign countries,especially the analysis of investment models for the renovation of old residential areas in advanced countries and regions.It is found that there are many examples of international social capital intervention in the renovation of old residential areas,and even in some countries and regions,social capital participation in investment and financing for the renovation of old residential areas has established a relatively stable model.In foreign countries,social capital can intervene in the renovation of old residential areas,It also has a very important enlightening effect on domestic related research.Taking inspiration from foreign countries,this study conducted field research in different regions of China,visiting relevant government departments,residents of old residential areas to be renovated,residents of renovated residential areas,and professional technical personnel.It was found that in the current stage of renovation work in old residential areas in China,there are problems such as high financial pressure and low market vitality,and the living conditions of residents need to be improved,And there is an urgent need for transformation models with sustainable development characteristics.Based on the research results both domestically and internationally,this study proposes the feasibility of social capital intervention in the renovation of old residential areas.This article conducts a study on the current situation and work models of many social capital interventions in the renovation of old residential areas both domestically and internationally.Combining with the actual problems in the renovation of old residential areas in China,through extensive visits and on-site research,theoretical analysis is conducted on the feasibility of social capital intervention in the renovation of old residential areas.Furthermore,an in-depth analysis is conducted on the practical cases of the J old residential area renovation project,The feasibility of social capital intervention in the renovation of old residential areas was demonstrated from both qualitative and quantitative perspectives.This article focuses on demonstrating the purpose of social capital intervention in the renovation of old residential areas from the perspective of achieving economic benefits,analyzing the main sources of benefits,qualitatively analyzing the feasibility of social capital leading the renovation of old residential areas from different perspectives,and proposing relevant suggestions for social capital intervention in the renovation of old residential areas.Combined with the feasibility study of the practical case of social capital involvement in the reconstruction of J old residential area,based on the capital analysis,income analysis and cost analysis of the reconstruction project of J old residential area,comprehensively grasp the main financial data parameter analysis of the reconstruction project of J old residential area,and further analyze the profitability of the project from the indicators of total investment profit rate,static investment payback period,internal rate of return,etc,The analysis results of various indicators effectively demonstrate the feasibility of the J old community renovation project.After analysis and argumentation,it is concluded that there is a practical need for domestic social capital to intervene in the renovation of old residential areas;Need to balance project cost analysis and benefit analysis;Developing a portion of social profit oriented projects is an important way to generate operational income after the renovation of old residential areas,and fully utilizing the right to real estate benefits is the basic guarantee for the benefits of the renovation project of old residential areas;It is feasible for social capital to intervene in the renovation projects of old residential areas through reasonable operation and management;The government needs to further introduce policies in terms of land planning,financial support,taxation,etc.,encourage the linkage of old residential area renovation and land redevelopment,and promote the involvement of social capital in the process of old residential area renovation to increase revenue points. |
