| With the acceleration of urbanization in China,young people are gradually gathering in cities.While injecting vitality and creativity into the city,they are also facing housing pressure and crowding out effects brought about by high housing prices.The problems of imbalanced housing supply and demand,poor payment ability,and inability to afford or rent a house are becoming increasingly severe.The Central Committee of the Communist Party of China and the State Council have made significant decisions and implemented them to accelerate the development of affordable rental housing,help new citizens,youth and other groups alleviate housing difficulties,and promote the resolution of prominent urban housing problems.In this context,understanding the willingness of urban youth to rent affordable rental housing,providing housing security for youth development,and creating a brighter development prospect is of great significance for urban construction.This article mainly conducts research from the following aspects: Firstly,by drawing on existing research results at home and abroad,combined with the current situation and problems of urban youth housing,as well as the characteristics of affordable rental housing,starting from seven aspects: individual characteristics,living environment,housing attributes,related services,economic level,location attributes,and macro policies,an indicator system for the influencing factors of youth’s willingness to rent affordable rental housing in mega cities has been constructed,To lay a theoretical foundation for subsequent research.Secondly,a questionnaire survey was conducted on young people in mega cities such as Jinan,Qingdao,Hangzhou,Wuhan,and Xi’an.Using the binary logistic regression analysis method,the research results were obtained: firstly,among individual characteristic factors,occupational type,education level,marital and childbearing status,income level,and working years are important factors that affect young people’s willingness to rent in mega cities;Secondly,among the scale factors,the indoor environmental quality of affordable rental housing,the sound insulation effect,ventilation and lighting effect of the house,public area environmental sanitation,the frequency of rent collection by the lessor,the transportation facilities near the house,rental subsidies,tax policies,and rental purchase rights policies have a significant positive impact on the willingness of young people to rent.The area of the house,the efficiency of community property services,the amount of rent,and the distance from the house to the workplace have a significant negative impact on the willingness of young people to rent.Finally,by combining theory and practice,and based on quantitative analysis of the results,countermeasures are proposed to improve the housing security for young people in mega cities: firstly,to strengthen the construction of the quality of the living environment for affordable rental housing;Secondly,improve the level of services related to affordable rental housing;Thirdly,strengthen the supervision of rental prices for affordable rental housing;Fourthly,increase the supply of affordable rental housing;Fifth,guide young people to establish correct housing consumption concepts;Sixth,improve relevant regulations and policies on housing leasing. |
