The housing problem has always been an economic and social problem that the government and the people attach great importance to.In recent years,China’s housing industry has developed rapidly,the living conditions of urban residents have been greatly improved,and the value-added of house purchase has been deeply rooted in the hearts of the people.However,the national "housing without speculation" real estate market regulation policy has been continuously implemented.Under the influence of many factors,the fluctuation of commercial housing prices in various cities has attracted much attention.Existing research shows that the commodity housing price in each region is not independent.It is not only closely related to its own factors such as population and economic development,but also has a spatial linkage with the commodity housing price in other regions.Shandong Peninsula urban agglomeration has a high degree of regional integration,and the real estate market between cities is relatively close.Then,is there spatial correlation between commercial housing prices in cities of Shandong Peninsula Urban Agglomeration? If so,what is the connection? What is the impact? In this regard,on the basis of clarifying the relevant definitions and combing the relevant theories,this paper constructs the commodity housing price linkage network of Shandong Peninsula urban agglomeration,analyzes its structural characteristics and formation mechanism,and completes the identification of "key minorities" in the linkage network.Finally,the spillover effect of the housing price linkage network is measured by the generalized impulse response analysis based on gvar,so as to measure the impact of the "key minority" urban housing price change impact on the housing price of a specific city.The conclusions are as follows:(1)the spatial linkage effect of commercial housing prices in Shandong Peninsula urban agglomeration is significant,showing an obvious "small world" feature.Jinan,Qingdao and Yantai occupy the core and key position in the spatial linkage network of commodity housing prices in Shandong Peninsula urban agglomeration.They can obtain key information without redundancy,high quality and timeliness in time,and have strong autonomy of network structure.(2)The differences of economic development level,urban population size,income and industrial structure have a significant impact on the formation of the spatial linkage effect of commercial housing prices in Shandong Peninsula urban agglomeration.The bigger the gap of economic development level and population size between cities,the more it can promote the spatial linkage of housing prices;The greater the income difference and industrial structure difference between cities,the more obvious the inhibitory effect on the spatial linkage effect of housing prices.(3)In the face of the impact of cities located in the leadership plate,such as Jinan,Qingdao and Yantai,the response effect of cities is obviously heterogeneous,and the response intensity is related to the level of economic development and geographical distance between cities.According to the research conclusions of this paper,the following policy suggestions are put forward from the perspective of the government and real estate enterprises: on the one hand,the government should implement differentiated regulation policies and pay full attention to the spatial linkage of commodity housing prices between cities.The regulation policies of housing prices should gradually realize the transformation from point to area and be more based on "structure" and "whole";On the other hand,we should promote regional coordinated development,strengthen the construction of metropolitan areas,give full play to the radiation and driving role of big cities,and help the steady development of the real estate market in surrounding cities;For real estate enterprises,we should strengthen the relevant data analysis and research of the real estate market,investigate the change law of urban commercial housing prices and the direction and intensity of spatial correlation effect in the region through scientific methods,and strengthen relevant investigation and analysis.In order to make a timely response to the changes and responses of the regional internal housing market after the government regulation.
