| property management was introduced into the mainland from Hong Kong during China’s reform and opening up.As a follow-up link of real estate development,it has naturally become the focus of people’s attention when buying houses,resulting in property management becoming one of the fastest growing emerging industries in China.According to the data provided by the Yearbook of China’s property management industry,by 2020,the total area of property management in China has reached 34.5 billion square meters,the management scale has been expanding,and the complexity of multi format management has been increasing.However,due to various factors such as the status of the industry,the business concept of enterprise managers and the lack of professional and technical personnel,the management level of facilities and equipment in the domestic property management industry is generally not high.Especially in urban complex projects,property enterprises spend too much energy on operation,customer service and general standardized construction content,and even the standardized content has not been well implemented in the field of facility and equipment management,which leads to great safety problems and hidden dangers in the later operation of facilities and equipment,which will have a serious impact on the quality of property management.Therefore,good safety risk management helps to reduce the probability of wrong decision-making,avoid the possibility of loss,and relatively improve the added value of the property company itself.Therefore,this paper will study from the following aspects: first,based on the research on the current situation of facilities and equipment at home and abroad,combined with the actual needs of China’s current property management,this paper uses hidden dangers,hazard factors and risk management to analyze;Secondly,taking the urban complex project as an example,this paper studies how to use enumeration method,fault tree method,Delphi method and other methods to identify and evaluate the safety risk of seven types of systems of facilities and equipment in the operation process of property facilities and equipment;Third,research on safety risk control methods and measures in the life cycle of property facilities and equipment.Through the above research,it will help to improve the technical level and management level of property management,effectively manage the facilities and equipment in the property management stage,give full play to the efficiency of facilities and equipment,reduce the maintenance cost of facilities and equipment,and eliminate potential safety hazards.It is of great significance to prevent the management risk and cost risk of property enterprises. |
