Under the background of increasing urbanization level,the real estate industry,as an important pillar of the national economy,has made important contributions to the society.But in fact,the current development of the real estate industry has the phenomenon of "bubble" phenomenon,while the government departments have increased the strength of deleveraging,stabilizing leverage.Against this background,many real estate enterprises begin to adjust and optimize their own structure,and control the project cost through appropriate ways.The emergence of this phenomenon leads to the compressed profit space and living space of small and medium-sized real estate enterprises,and it is difficult to achieve the goal of sustainable and stable development.Not only that,the regional "purchase restriction" policy and the increase of the loan ratio,although we can control the speculation and others,but also hinder the development of the real estate industry to a certain extent.In this environment,real estate enterprises need to actively do a good job in the cost control of real estate projects,through this way to obtain the corresponding profits and enhance their own competitive strength,to lay a foundation for their own transformation and development.However,affected by many factors,the real estate enterprises in the process of specific project cost control,the adopted ideas and specific practices have certain deficiencies,it is difficult to obtain ideal results.Therefore,in this study,Z Real Estate Company is taken as the research object,and XY Project is taken as a case study.Based on existing research results,relevant theories and influencing factors of cost control of real estate enterprises are analyzed.Then,an overview of Z Real Estate Company and XY Project is described.The current status of cost control of XY Project is analyzed from three aspects: cost control measures,cost composition,and key points of cost control,and the problems existing in cost control of the project by Z Real Estate Company are summarized,This includes imperfect cost control systems,inadequate cost control capabilities,non-standard cost control management,and imperfect cost supervision mechanisms.Based on this,this article,based on the actual situation of Z Real Estate Company,summarizes the ideas and principles of cost control optimization,and proposes suggestions for the optimal design of cost control for XY Project of Z Real Estate Company from two perspectives:optimizing the project cost control system and improving the cost control ability of XY Project.Finally,it explores measures for human resources and institutional security.Based on the research in this article,it can provide reference and reference for the cost control of Z Real Estate Company,and also contribute to the sustainable and stable development of the real estate industry,allowing more real estate companies to optimize their cost control methods in a timely manner,while achieving the goal of sustainable and stable development while obtaining corresponding profits.
