The Industrial Distribution And Industrial Land-Use Planning Studies Under The Urban Renewal

On the background of rapid industrialization and urbanization, this research studied the industrial distribution and industrial land-use planning of Huaqiang North District, Shenzhen city. Huaqiang North District is the traditional city center of Shenzhen city. Along with development process of Shenzhen city, the district had good economy and industry basis. However, under the rapid urbanization process, the conflict between low efficiency of the district’s industrial land-use and industrial development became prominent, seriously hindered the economic development in this district and needed upgrading. Under the basic concept, the essence and the characteristics of urbanization expound, we explored the context of industrial distribution and industrial land-use planning relations under background of the rapid urbanization at first, and verified their organic theory links. Then, after investigated and analyzed the history and present situation of industrial development and industrial land-use in this district, we proposed the existing problems, contradictions, as well as the reasons for its background. We analyzed the development direction of North of Huaqiang District and the whole Shenzhen city, and proposed the optimization of the industrial structure and the initial industries upgrade target. On the basis of a series of economic evaluation and analysis, we found the land-use patterns and industrial development orientations that match North Huaqiang District development, and determined the target of industrial transformation and land use in this district finallyOne innovation of this research is that introducing industry planning to the land-use planning study, and taking the two theories into account, enriching the research methods, had new research results on urban industrial distribution and industrial land-use planning theory and methods. The second is that the research is based on the case study, using the theory and the methods of industrial distribution to guide and evaluate the industrial land use planning. So the industrial development planning became an effective evaluation target for industrial land-use planning and provided a very convincing theoretical basis for industrial land-use planning. At the same time, we selected representative cases, which covered the major industries forms of the city and should be popularized. This research provided a new method to study the land-use planning from the perspective of industrial distribution, further refined the land-use planning theory and practice, and enriched the contents of the land use planning.
