The Research And Application Of Building Maintenance Decision

With the development of the ecomony, the keystone of construction will divertfrom construction new buildings to maintenance,transformation andreinforcement step by step. Maintenance and Transformation has become animportant component of building industry.The existing maintenance standard specifythe design and construction of maintenance and transformation, but the theoriesrelated to decision-making and optimization in this field are subject to further test inpractice to meet the constantly growing demands nowadays.In this thesis, atheoretical research on the decision-making in retrofit of existing buildings isconducted. The index evaluation of safety, applicability and durability is studiedbased on the theory of reliability analysis for buildings. Definition criterion ofbuilding maintenance type is put forward. Several prevailing methods of economicevaluation of maintenance plans are analyzed and compared and value engineeringapplicable to decision-making in building maintenance is determined. Moreover, thethesis is devoted to studying the features, causes and retrofit plans related to problemsfrequently found in each subdivisional part of buildings. The character andapplicability of each conventional remedy plan is specially analyzed. With budgetestimation methods in maintenance and transformation as theoretical foundation, theauthor further presents a method for estimating the cost in each routine method.In the finality, the problems requiring further studies are discussed.
