Study On The Evaluation Of Residential District Design Quality

The investment of construction engineering design make up small percentage of the whole construction engineering process (According to the existing national standards, the design fees of the civil building engineering occupy 1.1%～2.2% of the total budgetary estimate ), but it is an important phase in the preparing period, its quality concern the success or failure of the whole project. Residential district design is the most common and most important one among all the engineer design, it closely related to people's lives and production. Evaluate the design quality of residential district is meaningful to both the classification of the design quality and the chosen of optimal design scheme.At present, the booming of china's housing industry is promoted directly or indirectly by both the rapid economic development and the speed up urbanization process, people gradually pay more attention to the residential district design quality evaluation. Furthermore, the residential district design quality evaluation index system is too confusing, the evaluate methods are not only backward but also poor scientific indicators and low fault tolerance, the expert's subjective consciousness have big impact on the evaluation conclusion, so a more scientific and reasonable method is needed to security the fair external environment for the engineering construction. The introduction of hierarchy gray evaluation model in residential district design quality can eliminate the deviation that caused by human factors to some extent, raise the level of the evaluation's scientificalness, and conducive to improve the policy maker's effective grasp the evaluation conclusion.This paper analysis the current status of the residential district construction and the problems that engineering design field faces. Describes some main points about the current design quality management. A set of residential district design quality evaluate system that include 3 levels, 19 bottom layer index is built through relevant field research both at home and abroad. The weight is determined, the concrete method and steps for the building of residential district gray evaluation model is described. Finally, an example about an residential district of Dalian is analyzed to prove the methods' effectiveness, it give some suggest and guidance for the method's application in this field.
