Research On Parking Quota For Commercial Buildings

With the rapid development of economy, the number of urban motor vehicles grows significantly. Parking problems become more prominent and seriously impact the operation of urban transportion. Parking quota for construction is the main part of urban parking supply, it accounts for more than half of the parking supply. Rational parking quota could effectively alleviate the problem between parking demand and supply and improve the urban traffic environment.The paper relies on national eleventh five-year technology support project"Parking Facilities Construction Technology". It selects commercial buildings that account for a large proportion of urban land as the study object. It includes the classificaton of commercial buildings, current parking demand study, the forecast of parking demand and the study on parking zoning. The last part of the paper gives the parking quota of commercial buildings in Beijing according to the parking demand survey and the bus accessibility survey.Relies on"standard for classificaton of urban land and construtional land", the paper analysises the parking demand characteristics of different types of construtions according to the survey datas, and gives the proposal of the classificaton of commercial buildings.Researches on parking demand is the focus of the paper. It selects parking generation rate model as the theoretical basis. Compared with other types of constructions, the parking demand of commercial buildings has its own characteristics. The paper selects the accessibility of the bus, gross floor area and the supply of parking as the factors of parking demand, establishes a nonlinear regression model for current parking demand. Then it forcasts the parking demand by the fators as the amount of motor vehicle for per person, the proportion of bus travel and the level of online shopping.Based on the analysis of parking zoning, it gives the parking quota of commercial buildings in Beijing at the last part of the paper.
