The Study On The Design For The Low-rent Housing Space In Xi'an

Under the market economy, low-rent housing is an important step to improve the living conditions of urban low-income groups in our country. Early in 1998, the State Department clearly pointed out to establish low-rent housing social security system. Since then, the relate policies issued from central to local levels one after another.The government of Xi'an issued its first policie in 2003 too. But the low-rent housing construction is relatively backward in the initial stage. By the end of 2008, there was only one low-rent housing residence community called Mingdemen has been set up in Xi'an. Until the 2007 NPC and CPPCC sessions, the low-rent housing attracted extensive attention of the whole society. Enjoyed the support of relate policies and fund from the government, the low-rent housing construction has entered a fast development period.The theory and design of the low-rent housing became a hot topic in research field. As the low-rent housing construction is still in the initial stage, the design theory is inadequate and the basic data expects to be added. Under this background, this paper deals with the related theory, in hope to arrive at the design method and standard which suits to the low-rent housing construction in Xi'an.This paper began from survey. First,went to Xi'an affordable housing and low-rent housing office to master the related policy of low-cost housing construction, then surveyed persons who live in the residence community named MingDeMen to master the problems which come up in the process of living in the low-rent housing and the really needs of low-income families. Second, based on the survey, proposes that the economic investment of Low-cost housing should be "cheap",the design of dwelling size should be "fine", the use should be "comfort", all of this come to a new design concept. Third, based on related policies of low-rent housing, make obtain high-quality low-cost housing and the maximum economic benefits as the aim, this paper deeply analyzs the five control factors which directly affect the low-rent housing space design. Forth, aimed at reducing labor intensity, this paper proposes modular design method. Finally, this paper proposes four key points for optimal design, including fine design inside space,increase adaptation,increased comfort,increased fairness.and explore the specific practices.Full-text adheres to the policy as a guide, meet the basic needs of low-income families as a standard, grasps the principles of residential design, studis the design theory of the Low-rent housing.This study is hoped to play a certain role of inspiration and reference in low-rent housing construction in Xi'an in future.
