The Present Situation Investigation And Design Research Of Low-rent Houses In Wuhan

The rent-housing is a kind of social security housing. It provides the lowest life guarantee for urban residents in form of physical lease or subsiding to rent. Since the Second Industrial Revolution began, the rent-housing is paid great attention by Euramerican developed countries. In 1998, China puts forward the low-rent housing policy for the first time. It's been 13 years. After that,our country Pays more attention to the problem of the low-income housing。China's major cities have collected money to build the rent-housing one by one。However,our country has less experience in design of low-rent housing. It leads to irrational design of rent-housing in practical projects.At the same time, because the rent-housing is social security housing, there is a great limitation in funds. Moreover, the climate in Wuhan is so special. So how to design rent-housing of Wuhan characteristics in limited cost is the theme of this paper.First of all, the paper summarizes the policies and regulations of the low-rent security system which was formulated by Wuhan municipal government. Then the ensure standard and methods, money and housing source, application requirements and audit process, regulatory and legal responsibility of the low-rent housing security policy is explicit.In the second place, through on the two kinds of research methods——spot visit and questionnaire survey,the author visited the area which low-income groups living. Then we learn the living condition and life mode of low-income group in Wuhan at present. The result can be the premise of the design of low-rent houses in Wuhan characteristic. In addition, the author also visited three low-rent communities, and then summed up the merit and demerit of the low-rent houses already built in Wuhan.Thirdly, in the basis of study and research, combined with some excellent low-rent instance and theory research in our country ,and accorded to the actual situation of Wuhan, the paper explore the low-rent housing design methods of reducing cost, energy conservation and environmental protection in Wuhan in two form which are urban planning and architectural.Finally, this paper summarizes for research.
