The major basis of traditional urban planning to land-use planning are space, geography, environment. And human situation in the city with the rapid development of economics in the modern society, economical issues, have been influenced greatly on urban panning. If not adapted to the development : reaglaries urban planning would be deteriorated by the economics. On the other hand, the development of economics will also be limited by urban planning. Mea is the animal of economics in the modern society and the principle of urbanplanning is "focusing on ceman being". So we could say economics is the principal basis of urban land-use planning.According to the diminishing marginal useless, there is a best indicator of FAR to a certain block of land. The closer of investment to the FAR, the higher of the benefit. If surpassed the FAR, the benefit will be decreased. The only way of regeneration of the old town are the debasement of intensity of development, the increase of Greenland and open space, the enlargement of roads, so as to improve the deteriorated situation in the old town areas. The comprehensive plan of Guangzhou should learn the lessons of other cities and make a plan to construct outer highways, to develop secondary city cater, suburbia districts and satellite towns.The thesis hoped to find some regularizes of the appliance of urban land economics to urban land-use planning, to afford some basis to the new round of urban comprehensive planning of Guangzhou and some suggestions of sustainable development. This is purpose which thesis hope to analyze and research.
