Since entry into 21st century , the consumer's requirements have changed greatly with the fast progressing scientific technology and development of productive forces. The consumers require product be provided with higher quality, more flexibility, more choices, higher values and lower prices. To stand up to the fierce competition , enterprises must cooperate with others efficiently and optimize inner and outer resources. The SCM theory was given rise to under such conditions. Through more than one year's research on SCM theory , the author concludes that the theory consists of three main parts: market demand , strategic partnership and information platform.More than ten years development has been leading domestic real estate industry into a normal and logical stage. But with the changing market conditions , some problems are exposed in the management of property companies. such as: lack of efficient market investigation methods, negligence of effect from outer conditions and poor information infrastructure.Nowadays, the competition between companies are being replaced by that of supply chains. The property companies have no choices but to involve itself into a supply chain. How can the companies build up an efficient supply chain ? This is what this paper want to resolve. The paper firstly introduces the SCM theory in details, then analyze the characters of the real estate product and the competition situation faced by the companies. The author concludes that: the property companies should build up and also become involved in the supply chain on which the property companies play a core enterprise role. The paper also suggests three ways the property companies can use to make supply chain management efficient. First, the company should focuses its core competence on market investigation , investment decision and supply chain coordination , whereas outsources other none -core competence work . Second, the company should choose partners carefully and build up strategic partnership with relative companies on the supply chain. Third , the company must work hard to improve the information infrastructure of the chain in order to achieve smoothly translated information.
