Real estate market is divided into three markets: the primary market, the secondary market and the tertiary market. After the middle period of the 1990s, the remarkable behavior of the real estate market of our country is, the primary market is out of control and there is too much land for sale; in the secondary market, a large number of idle apartments appear and the market begins to lower the temperature; the tertiary market has not invigorated basically. The tertiary market already became the restricting factor of the secondary market's continuously developing. So we can adopt the train of thought of "tertiary, secondary, primary" to expand the capacity of real estates market at present. It is, to activate and enlarge the trade of the tertiary market to drive the sale of the secondary market; and then according to the situation of secondary market, standardize the primary market and decide the amount of land for selling and renting in the primary market. To accomplish this point, we have to combine the tertiary market with secondary market. This is the link of secondary market and tertiary market.The city of Shenzhen carried on a series of fruitful reforms boldly since Shenzhen Special Economic Zone established. Especially the real estate, Shenzhen is the national model, been walking in the front row of the whole country all the time. One of the outstanding behaves of real estate in developed country is tertiary market trading volume higher than secondary market trading volume far. At present, the tertiary market in Shenzhen is very active, indicating that the real estate market of Shenzhen is moving to maturity progressively. Under such a situation, studying the tertiary markets of Shenzhen and summarizing some helpful experience from it, will be great help to shaping and developing tertiary market in the whole country undoubtedly.The purpose of this paper is mainly to analyze the important sense and effect of real estate tertiary market, by studying the development and status in quo of real estate tertiary market in Shenzhen, and comparing with other Chinese big cities. This paper also analyzes the development status and prospect of real estate tertiary market in Shenzhen and China, and makes a series of advises.
