With the improvement of peoples' living standard, and large quantity of the development activities of urban land launching, the investment development for the real estate gradually prosperous, And, with the development of information technology and its extensive applications in all trades and professions, it is very important to establish an investment decision analysis system for the real estate. This thesis combines the business characteristics of each link of the development of real estate, and analyses the data that each business process involves, and then manages the information to supply the supports for invest decision maker. We study the main activities in the development items for the real estate, such as the estimation of cost, the analysis of the possibility of the item, funds collection, the estimate of the economic performance and the evaluation of the environment quantity etc. So it can increase the working efficiency and improve the degree of information, and reduce the influence of the human factor, and provide more scientific basis for the decision maker.After consulting large quantity of materials, and making the business process of the real estate item clear, we study primarily the funds collect, the estimate of selling price and the evaluation of the environment quantity of the living area, and inquire into the equilibrium problem of the environment quantity and the economic performance. That is to say, under the programming of the reasonable environment capacity, it can make the economic performance and the environment quantity to be the best equilibrium.First, we put forward the total design of intelligent decision analysis system for the real estate, and expose its main functions. We also introduce the functions of each module and some models and algorithms involving in the system. They show the complete functions of the system., and match the actual development circumstance of the real estate, and can provide the scientific basis for the real estate developer and the decision maker.Second, we evaluate the environment quantity of the living area by the traditional synthesize index method, and establish the evaluation index system of environment quantity of the living area, which lays the good foundation for the next chapter. By instance imitation, we can see that the result of synthesizing evaluation basically matches the actual cases.Third, according to the evaluation index system of environment quantity of the living area, we establish the Fuzzy-AHP-based synthesizes evaluation model, which evaluates the environment quantity of the living area. The model is used of the system analysis method that combines the settled kinds together with fixed amounts, and the expert evaluation and scientific calculation is the complementary with each other, and are systematic, scientific, dependable, simple, practical etc. So it provides the certain theory guidelines for synthesize valuation of the environment quantity of the living area.Fourth, we introduce some main factors that affect the selling price, and then establish a neural network that can estimate the selling price.Fifth, based on the foundation of the evaluation model of environment quantity and price predicting model, we establish the equilibrium model of economic performance and the environment quantity. Then, according to the current market situation, the consuming level, national policy, and by the programming of the reasonable environment capacity, we obtain the equilibrium of economic performance and the environment quantity, namely the economic performance reaches the best.Then, we introduce the total design of the model base of the intelligent investment decision analysis system for real estate, and introduce in details that how the model of the system runs.Finally, we introduce the implement of the prototype system of the investment decision analysis system for real estate.
