Takes the case of Beijing city, this dissertation mainly studies the spatial distribution characteristics and temporal change trend of urban land price in different uses, and explores the spatial structure of land price and the mechanism of its formation, in order to supply some references for city function zoning, optimizing city land use structure and regulating city land market.Firstly, through the analyses on land remising market, this paper finds that the spatial structure of land remising is evolving over time, its effect factor covering location, market and policy factors, its formation mechanism including location tendency, centralization and decentralization mechanism, spatial adjacency effect, and market mechanism.Secondly, the spatial structure of land price in Beijing and its causes are analyzed by the statistical method and GIS spatial techniques. The results show that the spatial distribution of land prices is not only of continuity, but also of variability. Land prices gradient and slope direction are put forward as two indicators of the spatial distribution of land price, and they are still of spatial differentia.In fact, spatial structure of city land price shaped by many location events, so multiple regression method was taken to quantitatively analyze the relation between land price and distances from parcel to location events. Margin land price of round-city road also was put forward as a new notion in this course. The results show: different use corresponds with different effecting location events, furthermore, the same location events make different impact on land price in different use, and then summarize the impact on land price of location events.
